Transitioning from Outsourced Operations to an In-House Team
Following a strategic decision by Havebury Homes to bring their extensive grounds maintenance operations back in-house, the organisation faced the immediate challenge of standing up a dedicated operational team completely from scratch.
High-Volume Operational Recruitment Under Strict Timelines
Building a brand-new multi-tiered department required recruiting experienced leadership alongside a full operational workforce simultaneously. Sourcing high-quality, reliable hands-on talent across multiple operational disciplines presented significant recruitment and onboarding demands.
Navigating Hiring Manager Capacity & Candidate Experience
Newly appointed operational hiring managers needed dedicated end-to-end recruitment support so they could focus on setting up the physical operations and day-to-day services. Maintaining an exceptional, high-touch candidate experience was critical to protecting and promoting Havebury’s employer brand in the regional market.

Our G-NIUS team operated as a fully embedded talent partner, integrating seamlessly into Havebury Homes' business to function as an organic extension of their internal HR function.
Strategic Key Leadership Placement
The project began with the critical recruitment of the Operations Manager for Grounds Maintenance. By establishing an engaging, upbeat, and reassuring candidate experience from initial outreach through to offer acceptance, our G-NIUS team put candidates at ease and set a positive tone for Havebury’s employer brand.
Hands-On Hiring Manager Support & Capability Building
Once appointed, the G-NIUS team worked shoulder-to-shoulder with the new Operations Manager to define subsequent team structures, starting with a crucial Scheduler role. Navigating a hiring manager who had limited experience with recruitment processes, the team guided him step-by-step: writing job descriptions, establishing candidate profiles, and streamlining shortlisting.
Seamless In-House Talent Execution
Operating as a true Havebury team member rather than an external agency, our G-NIUS team managed the full lifecycle from sourcing to onboarding. Fast feedback loops, transparent communication, and expert candidate guidance guaranteed high candidate satisfaction and strong quality-of-hire across all operational positions.
The partnership transformed an ambitious in-sourcing project into an operational triumph, enabling Havebury to scale smoothly while maintaining exceptional standards.
Complete In-House Department Built & Unmatched Retention
Over the course of the partnership, 24 total placements were made across grounds maintenance and operational support. Out of 24 hires, only 2 people have left for other opportunities, representing an outstanding 91.7% retention rate in a sector historically known for high turnover.
Sustained Organisational Talent Growth
The success of the grounds maintenance in-sourcing initiative supported Havebury’s wider growth trajectory, helping the organisation expand from 219 employees in 2020 to 315 employees today (a 43.8% increase in total workforce).
Operational Efficiency & Peace of Mind for Hiring Managers
By embedding within the function, G-NIUS removed the administrative and logistical burdens of recruitment, allowing operational managers to focus 100% on their core day-to-day responsibilities with total confidence in their pipeline.
Brand Advocacy & Cultural Alignment
Candidates across all levels consistently reported positive, welcoming, and informative interview experiences, reinforcing Havebury's reputation as a top employer in the sector.
